Why it happens here
Why Do Redondo Beach Homes Get Water Damage?
Most water damage in Redondo Beach starts inside the home, with old plumbing and shared walls. The ocean adds a second risk near the harbor.
Older buildings. The city’s 2021 to 2029 Housing Element says over two thirds of the housing stock was built before 1980. Supply lines, shutoff valves and water heaters in those homes have had decades to wear out. That’s where slow drips behind cabinets and sudden bursts usually come from.
Lots of shared walls. The same report puts single family homes at about 54% of the city’s housing and multifamily at about 46%, and says about half of all units are rentals. In a condo or apartment, one failed toilet line can reach the unit below before anyone sees it.
Then the ocean. In the January 1988 storm, waves breached and overtopped the King Harbor breakwater, and a hotel, restaurants, piers and harbor facilities were destroyed or badly damaged, per the National Park Service. It happens in smaller ways too. In January 2023, big surf pushed water past the seawalls, the pier closed and police shut roads near the beach (CBS Los Angeles).
Redondo Beach sits right next to Torrance on its west side, between Torrance and the other beach cities (City of Redondo Beach profile). That makes it one of the closest cities to Torrance that we cover. See the rest on our service areas page.

Around town
Where Water Problems Show Up in Redondo Beach
Each part of the city has its own typical leak story.
King Harbor and the pier
This is the part of town that takes the surf. The 1988 storm and the 2023 high surf both hit here first. Storm water and sea water count as outside flood water, which most home policies don’t cover.
South Redondo and Riviera Village
Riviera Village is the restaurant district along South Catalina Avenue and Pacific Coast Highway in ZIP 90277 (Redondo Beach Chamber). Shops and homes around it sit close to the water, so damp marine air slows drying after any leak.
North Redondo
The city splits its housing maps into “North of 190th” and “South of 190th” (Housing Element). North Redondo is farther from the surf, so leaks here are mostly plumbing, roofs and appliances.
Condos and townhomes
With close to half the city’s units in multifamily buildings, leaks between units are common. Tell your HOA and the neighbor below right away, since both may need to file claims.
First steps
What to Do in the First Hour
Stop the water, then document everything before it gets moved.
Shut off the water
Close the valve under the sink or behind the toilet, or the main where the line enters the building. Condo owners may need the HOA or building manager to reach the main.
Report a main or meter leak
Cal Water runs the Hermosa-Redondo system and lists (310) 257-1400 for both business hours and after hours. Some parts of Redondo Beach are served by Golden State Water instead, at 1-800-999-4033. Your water bill shows which one you have.
Cut power to wet rooms
Use the breaker panel only if you can reach it from a dry spot.
Take photos and video
Get the source, every wet room, and anything ruined. Don’t toss damaged items until your adjuster says so.
Call for drying help
The EPA says wet areas should be dried within 24 to 48 hours to prevent mold. Call (424) 300-7170 any time. Our page on how the drying process works shows what the crew does next.

Coastal mold
Marine Air, Shared Walls and Mold Near the Beach
Wet materials dry slower near the coast, so mold has more time to start.
The marine layer is cool, damp air that cold ocean water traps near the shore. It usually rolls in during May and June and can last into August, and on some days it stays within a mile or two of the coast (Los Angeles Almanac). Opening windows won’t dry a wall on those gray days. Crews rely on dehumidifiers and moisture readings instead.
The EPA says a moldy patch under about 10 square feet is usually a homeowner job. Anything bigger, or mold that came from dirty water, calls for a contractor with mold experience. Our mold removal page covers what that work looks like.
If you rent, visible mold or dampness that threatens health can make a unit substandard under state law, and you can ask local code enforcement to inspect (CDPH).
